If Adopting
- Babies won't leave our rattery until they are at least 6 weeks old (8 weeks for dwarf)
- Bucks (boys) and Does (girls) won't be adopted out together unless you are another (approved) breeder OR you spay/neuter
- Rats you adopt from us can't be bred unless we give permission to do so
- A "Non-Refundable" deposit ($10 per rat) is required for me to list the rat(s) for you
- We don't adopt to any one under the age of 18 unless we have parents ok -Parents must be there at pickup
- Rats are only adopted out in same sex pairs, no singles (unless you have a rat at home of the same sex)
- Rats are not sold to be feeders or to be breeders for feeders
- We have the right to cancel an adoption at any time
- The prefix of WHR has to remain in front of the rat's name (applies to other breeders only)
- We often use a theme when naming litters, but you can change your rats name
- We ask that adopters with rats at home already do a proper quarantine for 3 weeks when they get their new rats .
- I prefer deposits be paid through paypal (but will take cash)
- I will email you the week before they are to be weaned, if I don't hear back from you in 7 days, I will move on to the next person
- We breed for health and temperament first, so coloring may be dull/poor and not show-able currently, we are working on that
- Order of adoption is: Me, other breeders (if interested) people on waiting list & then the general public
Guarantees:
Lifetime temperament guarantee: If at any time during the life of the rat it is found not to be compatible with the situation of the original purchaser because of a temperament problem, return it and it will be replaced. The owners word is all that is needed for replacement. The rat must be in good condition and free from husbandry related health problems.
-I strive to breed rats that crave human attention, not just accept it. If a rat doesn’t meet that goal, then I will happily take it back and give you another one.
Lifetime guarantee against congenital defect or disease: If at any time during the life of the rat it develops a detrimental condition that dates from the prenatal or fetal state, return it and it will be replaced. Documentation from a licensed veterinarian must accompany the rat. This guarantee does not apply to tumors or Mycoplasma.
-I cant work on or improve, what I don’t know is wrong. If you have any health issues in your rats, please let me know. I breed to have healthier rats but the 2 or 3 I keep from a litter may be fine and something show up in a sibling, I need to know. Even if you are keeping the rat(s)
Guarantee upon delivery: When you receive the rats they will be free from any skin related problems including mange, ringworm, mites, lice, or fleas. They will also not be suffering from diarrhea, internal parasites, any symptoms of respiratory problems, and (if female) will not be pregnant. All babies it will be at least 5 weeks of age, fully weaned, and eating solid food. If any of these problems are noted or suspected within 48 hours of purchase, or if a female gives birth within 22 days of purchase, return the rat and it will be replaced or your money refunded (purchaser's choice). Documentation from a licensed veterinarian must accompany the rat for anything but pregnancy (which would be visual or have a litter).
Return policy: If at any time you find you are unable to probably care for the rats, or if you decide to sell/give away the rats, Windy Hill Rattery will be given first option of taking them back.
-I will ALWAYS take a rat back, whether it be a month or 2 years later.

On Our End
- Our Rats are pets first and breeders second (if at all)
- All rats must meet my requirements for health, temperment and conformation before being bred
- Does are not bred before the age of 5 months (working on pushing the breeding age back with every generation, goal is at least 8 months)
- Bucks are not bred before 6 months (pushing the age back, my goal is to a year)
- Does usually have no more then 2 litters. 3 is the most.
- We don't breed rats with bad temperaments or ones that are sick in any way
- We do not breed on demand or to supply a market, we only breed to better the species
- All cages are filled with hammocks & toys
- Pedigrees are kept on all of our rats
- Rats are housed in proper cages
- Pregnant/nursing does are housed in homemade totes with plenty of ventilation (until the litter is about 3 weeks old)
- I do not cull for any reason other then for untreatable/incurable disease or injury (have yet to have to do it)
- I do heavily inbred/linebred my lines, so I can be sure to see what recessives,etc they may have hidden. (inbreeding/line breeding is a great tool if used correctly)

Windy Hill Rattery is a "Closed Rattery," meaning to prevent infection, disease or illness from entering our Rattery; we do not allow the public to enter our rattery room. This is for the safety of our rats and family.
